Tenant representation
We help operators define what they actually need, find and tour options, and negotiate terms — rate, improvements, escalations, and flexibility — that fit the business, not just the building. For tenants who can't find the right space, we can also develop build-to-suit.
Landlord representation
We position and market space, qualify tenants, and structure leases that protect the asset's value and cash flow. Because Adventum develops and owns, we understand what a lease does to an asset over its whole life, not just at signing.

What is the difference between tenant and landlord representation?
Tenant representation works for the tenant — finding space and negotiating terms in the tenant's interest. Landlord representation works for the owner — marketing space, qualifying tenants, and structuring leases that protect the asset. Adventum offers both, on separate engagements.
What if I can't find the right space to lease?
Adventum can pursue build-to-suit — developing space to a tenant's specification under a long-term lease — because it is an active developer as well as a broker. That option is unavailable from a leasing-only agent.
Why does an owner's perspective matter in leasing?
Because a lease shapes an asset's value and cash flow for years. A broker who also develops and owns reads terms — improvements, escalations, options, flexibility — for their long-term effect on the asset, not just the immediate deal.
