What is build-to-suit development?
Build-to-suit is development undertaken for a specific, committed tenant: the developer secures the site, handles entitlements and construction, and delivers a building finished to the tenant's specification, typically under a long-term lease. It lets an operator get exactly the location and format they need without carrying the development themselves.
Does Adventum develop retail on spec?
Adventum favors demand-driven retail — projects anchored by an identified tenant, a build-to-suit commitment, or a demonstrable, durable trade area — over purely speculative development. That discipline is central to how the firm underwrites and to the Real Estate Fund's thesis.
Can Adventum help with just the pad or entitlements?
Yes. Engagements are scoped per project and can range from a highest-and-best-use and feasibility study on a single pad through full development from land to keys. Terms are established in a separate written agreement.
