How much faster is a metal building than conventional construction?

Because the primary structure is engineered and fabricated off-site while site work proceeds in parallel, pre-engineered steel typically reaches dried-in and occupancy faster than comparable tilt-wall or conventional builds. Actual schedule depends on site conditions, permitting jurisdiction, and finish level.

What can a pre-engineered steel building be used for?

Warehouse and distribution, light manufacturing, flex and industrial-service space, aviation and equipment storage, contractor facilities, retail and commercial shells, and agricultural uses. Clear-span interiors make them adaptable across tenants over the asset's life.

Does Adventum build the building or just advise?

Adventum acts as the accountable owner's representative and developer — selecting and coordinating the metal-building manufacturer, civil engineer, foundation and erection contractors, and finish trades, and holding each to the drawings, budget, and calendar. You get one partner who owns the outcome rather than a stack of separate contracts to manage.

What is build-to-suit development?

Build-to-suit is development undertaken for a specific, committed tenant: the developer secures the site, handles entitlements and construction, and delivers a building finished to the tenant's specification, typically under a long-term lease. It lets an operator get exactly the location and format they need without carrying the development themselves.

Does Adventum develop retail on spec?

Adventum favors demand-driven retail — projects anchored by an identified tenant, a build-to-suit commitment, or a demonstrable, durable trade area — over purely speculative development. That discipline is central to how the firm underwrites and to the Real Estate Fund's thesis.

Can Adventum help with just the pad or entitlements?

Yes. Engagements are scoped per project and can range from a highest-and-best-use and feasibility study on a single pad through full development from land to keys. Terms are established in a separate written agreement.

RV Park Development

What drives the returns on an RV park?

Primarily developable pad count and the cost to serve those pads with utilities, plus nightly/monthly rate and occupancy and the amenity mix that supports them. Because much of the cost is infrastructure, feasibility and utility design determine whether a site's pro forma is real.

What are the biggest risks in RV park development?

Utility capacity and cost (especially wastewater/septic and water), entitlement and zoning approval, drainage and flood constraints, and over-optimistic pad-count assumptions. Adventum surfaces these in feasibility before capital is committed.

Does Adventum develop RV parks directly?

Why are manufactured-housing communities considered resilient investments?

Residents typically own their homes and lease the land, which produces low turnover and sticky occupancy. Is it better to develop a new park or reposition an existing one?

It depends on the opportunity. Ground-up development is an infrastructure and entitlement project with a longer horizon; repositioning an existing community is a shorter-cycle operations-and-capital play focused on filling pads and improving in-place cash flow. Adventum evaluates both against the specific site and capital goals.

Where is the value created in a mobile home park?

In the improved land — the pads, roads, utilities, and entitlements — rather than the homes themselves, which residents generally own. That is why feasibility, infrastructure design, and entitlement work drive the outcome.

Can you put tiny homes on land for short-term rental income?

Often yes — subject to the site's zoning, utility availability (water, wastewater/septic, power), and local short-term-rental rules. How does Adventum's tiny-home capability work?

What determines whether a tiny-home community pencils?

What is a tiny home park?

A tiny home park is a planned, income-producing community of tiny homes or park-model homes on improved pads. The owner develops and operates it — leasing pads to tiny-home owners, or owning the units and renting them monthly or nightly as short-term rentals — much like an RV resort or manufactured-housing community.

What's the difference between a tiny home park and a tiny home community?

A tiny home community centers on placing or selling units for owners to live in, and is often residential. A tiny home park is an income asset you develop, own, and operate — generating recurring revenue from pad leases or unit rentals. Adventum develops both; the right one depends on whether your goal is placement or cash flow.

Can a tiny home park operate as short-term rental income?

Often yes — subject to the site's zoning, utility capacity, and local short-term-rental rules. Many tiny home parks are built specifically for nightly STR or glamping in tourism markets. What does an owner's representative do?

An owner's representative manages a development on the owner's behalf — selecting and coordinating the architect, engineers, general contractor, and consultants; driving entitlements and permitting; controlling budget and schedule; and overseeing construction through delivery. The owner gets one accountable partner instead of managing many separate contracts.

How is this different from hiring a general contractor?

A general contractor builds to a set of drawings. An owner's representative sits on the owner's side of the table across the entire project — from site selection and feasibility through entitlements, GC selection and management, and delivery — protecting the owner's budget, schedule, and interests at every step.

When should an owner bring Adventum in?

As early as possible — ideally before the land is under contract. The most expensive mistakes in development are made before construction begins, in site selection, feasibility, and entitlement assumptions, which is exactly where an owner's representative adds the most value.

Site Feasibility & Highest-and-Best-Use

Development

What does a development feasibility study include?

Typically: a zoning and entitlement assessment, utility and infrastructure capacity and cost, site-work and access constraints, developable yield, construction-cost estimates, and the stabilized value or cash flow the finished asset can support — combined into a go / no-go recommendation the owner can underwrite against.

Can I engage Adventum for feasibility only?

Yes. A scoped feasibility or highest-and-best-use study on a single site is a common first engagement and stands on its own. If the project moves forward, it flows naturally into the rest of the Trees to Keys development process. Scope and terms are set per project.

Why does feasibility matter so much for land-based projects?

For RV parks, manufactured-housing communities, tiny-home communities, and steel and retail development alike, most of the risk and cost is in infrastructure and entitlements — the parts that are hardest to see from the road. Feasibility converts those unknowns into numbers before capital is at risk.

1031 Exchange Replacement Property

What are the 1031 exchange deadlines?

You have 45 calendar days from the sale of your relinquished property to identify replacement property in writing, and 180 calendar days to complete the purchase. Both run concurrently from the sale date and cannot generally be extended. Consult your qualified intermediary and tax advisor for your specific situation.

What is a qualified intermediary and do I need one?

A qualified intermediary (QI) is an independent party that holds the sale proceeds and facilitates the exchange so you never take receipt of the funds — a requirement for a valid 1031. Adventum coordinates with your QI; we do not act as one. This is educational information, not tax or legal advice.

What kinds of replacement property can Adventum help me identify?

Can a 1031 exchange defer all of my capital gains?

How is Adventum different from a traditional broker or wealth manager?

How does Adventum handle conflicts of interest?

Can Adventum execute the decisions it recommends?

Yes — that is the point of difference. Because Adventum is also a licensed broker and an active developer, it can take a recommendation through disposition, acquisition, financing coordination, or a full reposition, rather than handing the owner a plan to execute elsewhere.

Is portfolio management a one-time engagement?

It is typically a standing relationship with ongoing reporting, though scope is set per engagement. Some clients begin with a single-asset decision and expand to full-portfolio management over time.

Why use a broker who is also a developer and investor?

Because an active principal has off-market and pre-market access and underwrites assets the way buyers and operators actually value them. That surfaces better opportunities for buyers and sharper positioning for sellers than a listing-only agent typically can.

Can Adventum find off-market deals?

What is the difference between tenant and landlord representation?

Tenant representation works for the tenant — finding space and negotiating terms in the tenant's interest. Landlord representation works for the owner — marketing space, qualifying tenants, and structuring leases that protect the asset. Adventum offers both, on separate engagements.

What if I can't find the right space to lease?

Adventum can pursue build-to-suit — developing space to a tenant's specification under a long-term lease — because it is an active developer as well as a broker. That option is unavailable from a leasing-only agent.

Why does an owner's perspective matter in leasing?

Because a lease shapes an asset's value and cash flow for years. A broker who also develops and owns reads terms — improvements, escalations, options, flexibility — for their long-term effect on the asset, not just the immediate deal.

Brokerage

What is a broker opinion of value (BOV)?

A BOV is a licensed broker's estimate of a property's likely market value, based on comparable sales, income, and current market conditions. It is not a formal appraisal, but it is a fast, grounded read used to inform hold, sell, refinance, or reposition decisions.

How is a BOV different from an appraisal?

An appraisal is a formal, regulated valuation performed by a licensed appraiser, often required by lenders. A BOV is a broker's market-based opinion — quicker and less formal — used for decision-making rather than lending. Adventum provides BOVs, not appraisals.

Does a BOV commit me to anything?

No. A broker opinion of value is a starting-point conversation with no obligation. What you do with the number — sell, refinance, reposition, or nothing — is entirely your decision.
