RV Park Development

RV park development is the process of turning raw or transitional land into an income-producing RV park or resort — site planning, utility and pad infrastructure, amenities, and permitting — and Adventum coordinates it end to end as your accountable owner's representative.

An RV park is an infrastructure project wearing a hospitality face: the returns live in pad count, utility design, and amenity mix, and the risk lives in septic, water, power, and entitlements. Adventum runs the feasibility that tells you whether a parcel supports the pad count you need, then coordinates the civil, utility, and site work to open the gates.

What drives the returns on an RV park?

Primarily developable pad count and the cost to serve those pads with utilities, plus nightly/monthly rate and occupancy and the amenity mix that supports them. Because much of the cost is infrastructure, feasibility and utility design determine whether a site's pro forma is real.

What are the biggest risks in RV park development?

Utility capacity and cost (especially wastewater/septic and water), entitlement and zoning approval, drainage and flood constraints, and over-optimistic pad-count assumptions. Adventum surfaces these in feasibility before capital is committed.

Does Adventum develop RV parks directly?

Adventum acts as the accountable owner's representative and developer, coordinating the civil engineer, surveyor, utility and site contractors, and permitting through one point of accountability. Scope is set per project in a separate written agreement.
