What does an owner's representative do?

An owner's representative manages a development on the owner's behalf — selecting and coordinating the architect, engineers, general contractor, and consultants; driving entitlements and permitting; controlling budget and schedule; and overseeing construction through delivery. The owner gets one accountable partner instead of managing many separate contracts.

How is this different from hiring a general contractor?

A general contractor builds to a set of drawings. An owner's representative sits on the owner's side of the table across the entire project — from site selection and feasibility through entitlements, GC selection and management, and delivery — protecting the owner's budget, schedule, and interests at every step.

When should an owner bring Adventum in?

As early as possible — ideally before the land is under contract. The most expensive mistakes in development are made before construction begins, in site selection, feasibility, and entitlement assumptions, which is exactly where an owner's representative adds the most value.
