Build-to-Suit
Development undertaken for a specific, committed tenant or owner, delivering a building finished to their exact specification.
In a build-to-suit, a developer secures a site, handles entitlements and construction, and delivers a building finished to a specific tenant's or owner's specification — typically under a long-term lease or a negotiated purchase. It lets an operator get exactly the location and format they need without carrying the development themselves, and it is a natural fit for demand-driven development because the demand is identified before the building rises.
